CRA Incentives Drive Transformation of Vacant Ocean Boulevard Property
Exciting changes are coming to our beach corridor! A long-vacant, 54-year-old property is being transformed into a modern mixed-use destination, featuring a brand-new event space. To back this major revitalization, the Pompano Beach CRA awarded $350,000 in total grants ($150,000 for strategic investment and $200,000 for façade improvements). Local developers LFT IRREV TR and entrepreneur Grant Galuppi are leading the charge, investing over $1 million, to bring this project to life.
“For years, this low-rise building continued to deteriorate while experiencing a high vacancy rate,” said Nguyen Tran, CRA Director. “Now, thanks to CRA incentives, we have developers who have a vision for this block and are investing in our East CRA District.”
Located at 110–130 N. Ocean Boulevard, the property is situated directly within the active Fishing Village and Fisher Family Pier district. Once finished, the building will serve as a premier destination featuring ground-floor retail space, professional office suites, and a 3,600 -square-foot versatile event venue designed to host weddings, banquets, and gatherings. The property will also include a roof top parking deck with 70 spaces.
“We are excited that this prime real estate is now being elevated. New businesses and event spaces attract people to our area,” continued Tran. “Which supports the local economy and fosters more productive growth.”
The project is being executed in phases, pairing structural improvements with aesthetic upgrades:
Exterior Completed: The building recently completed a $200,000 exterior facelift funded by a CRA facade grant, which modernized all 13 individual storefront bays along North Ocean Boulevard/A1A.
Interior Under Construction: Work has now shifted inside, supported by a newly approved $150,000 Strategic Investment Program grant from the East CRA. Construction crews are currently executing extensive demolition, drywall installation, plumbing and electrical updates, HVAC upgrades, fire safety system installations, and elevator restorations.
With structural approvals finalized and construction underway, the project is on track to eliminate a long-standing commercial vacancy and establish a vibrant new asset for the beach district.
